NITP delivers the complete “Industrial Land Development” scope—covering planning, design, procurement, construction, and commissioning of all critical park infrastructure. Below is our standard scope; we tailor it to each site and industry mix.

1) Internal Roads within the Industrial Park

• Hierarchical road network (primary/secondary/tertiary) sized for loads & traffic forecasts
• Junctions, medians, signage, lane marking, safety barriers, and pedestrian facilities
• Culverts, cross‑drainage structures, utility crossings; shoulders, kerbs, and access control

2) Drainage Facilities

• Surface drainage planning, storm‑water network, catchpits, and outfalls
• Rainwater harvesting; detention/retention where feasible
• Erosion control, slope protection, and flood‑resilience measures

3) Streetlights in the Industrial Park

• Lighting layout and pole spacing per illuminance criteria
• High‑efficiency luminaires, smart controls (timers/photocells), optional solar
• Feeder pillars, cabling, earthing, and safety compliance

4) Water Distribution Network and Related Facilities

• Raw & potable/process water networks, ESR/UGR sizing, pumping & metering
• Fire‑water ring main, hydrants, hose reels as applicable
• Provisions for reuse of treated water where viable

5) Electricity / Energy / Gas Distribution

• HT/LT distribution design with substations and RMUs; cabling/overhead lines
• Earthing grids, safety interlocks, and space for future capacity & renewable integration
• Gas distribution corridors and metering where included

6) Communication Network and Related Facilities

• Fiber backbones, distribution ducts, handholes, and last‑mile readiness
• Spaces for network rooms, racks, and shared neutral‑host options
• Conduits for CCTV, access control, and IoT sensors as required

7) Effluent Treatment Plant (ETP) and Related Infrastructure

• Collection network, equalization, primary/secondary/tertiary treatment per design basis
• Sludge handling, online monitoring, and discharge/reuse integration
• Odor control, safety systems, and buffer planning

8) Common Facilities & Centres

• Facilities Centre (admin, security, park management)
• Primary Health Centre; Training, Testing & Product Development Centres
• R&D Centre and other shared infrastructure as required
